Income Restrictions and Rental Applications

City Apartments at Curtis are rent restricted. Please, refer to the income table below.

Your gross annual income must be:

Under $22,635 for One Person 

Under $25,830 for Two Persons

Your income must remain below these amounts for the first 12 months that you live in the building.

Full-time Student Exceptions:

Full-time students DO NOT qualify for a rent restricted property.

However, there are some exceptions:

1. You can only be a full-time student and live in a rent-restricted unit if you are taking a full-time load for five months within a calendar year. For example: you could take a full-time load in the spring semester but not a full-time load in the summer or fall sessions.
2. If you have a roommate that is a part-time student or non student.
3. If the students are married and file a joint tax return.
4. If the students are single parents with child(ren) and such parents and the child(ren) are not dependents of another individual.
5. If the student receives assistance under Title IV of the Social Security Act.

Applying for a Unit

If you meet these requirements, please download, print and complete the application forms below. Additionally, please download and complete the appropriate income verification form and return all paperwork, along with a $15 application fee, to our offices at 2197 Arapahoe St., Denver CO 80205.
