INCOME REQUIREMENTS
Income Requirements The Burlington Hotel Lofts and The Curtis Flats are income restricted and each building has different income caps.

The Burlington Hotel Lofts: One person moving into the property must make a gross annual income under $33,360. Two persons must make a combined gross annual income under $38,100 at the time you move in. Your income can increase after move-in.

The Curtis Flats: One person moving into the property must make a gross annual income under $27,800. Two persons must make a combined gross annual income under $31,750 at the time you move in. Your income can increase after move-in.

FULL-TIME STUDENT EXCEPTIONS:
Please note that when applying for The Curtis Flats you CAN BE A FULL TIME STUDENT. If you are applying for The Burlington Hotel Lofts you general CAN NOT BE A Full time student unless you meet the following exceptions.

Remember, that if you were a full time student at any time during the calendar year (Jan 1 to Dec. 31st) for 4 months you would be considered a full time student.

Here are the exceptions for being a full time student.

  1. If you have a roommate that’s not considered a full time student.
  2. If the students are married and file a joint tax return.

  3. If the student is a single parent with child(ren) and the parent is not a dependent of another individual, and the child(ren) are not dependents of another individual other than their parents.

  4. A person was previously under the care and placement of the state agency (foster care).

  5. If the student is enrolled in a job training program receiving assistance through the Job Training Participation Act (JTPA) or other similar program.

APPLYING FOR A UNIT
If you meet these requirements, please download, complete on the screen and print the application packet below. Please return all paperwork to our offices located at The Paris Hotel Lofts, 2197 Arapahoe Street (22nd & Arapahoe Street). Walk inside the courtyard. You'll see a restaurant "The Lobby". Walk toward the back of the courtyard to the door marked 2197. If no one is in the office, place the paperwork through the mail slot. You can mail the application to: R. Merrill, Inc., 2197 Arapahoe Street, Denver, Colorado 80205. Remember to include your $16 application fee.
